Could sue your input...I have been a Small-time landlord for sometime in SFR's, and am looking to stop taking rent payments via Cashier's Check/MO's.I would like to know:1)  Your preferred electronic method/system for collecting rents.2)  If you know of any systems that I can use that record payments for the sake of letting rent payments count toward credit scores (i.e., can help to build a tenant's credit score by paying on time, etc...)Thx!......

I know there are tremendous legal methods how to not pay income taxes, or to pay very little.

You must know the best methods to do so in your farm area.

I collect their preferred method of communication once they become tenants and try to go with that when I have to reach them some do want text.

Everyone's situation, comfort level, and knowledge level is different so I'd suggest consulting with a CPA and a lawyer at a minimum about your certain situation to decide what method is best for you.

Sending money to an individual via Paypal using a bank balance costs nothing, so if they use this method there is no cost to me or them.For organizing information about rent, leases, repairs and everything else, I use a PM-specific web app in conjunction with Google Drive.

You should definitely try the cash for keys method and also be sure to tell her the unit needs to be completely cleared out before you can pay her.

Talked to a guy recently that invests OOS using the BRRRR method that chooses to use HM instead of using his own capital for those reasons and so he has dry powder (ie flexibility) just in case.
