What is the best way to remove a tenant ?
I have a tenant in a small multi family house in NYC that I would like to leave. I told her 1yr in advance that I need the Apt to be vacant so I can renovate it and use it for myself.
The problem is she recently told me that she going through chemotherapy now. So I gave it about another 6 months so she can get her self together.
I let her know again and she doesn’t want to leave. It seems to me like she never wanted to leave in the first place to begin with.
How can I get her to leave ?

The BEST way? Get a few 6'9", 250 lb guy to knock on their door and give them an hour to leave. The quickest legal way? Cash for Keys. Tell her you will give her $1,000 cash if she leaves within 30 days, and assuming her rent is paid in full. You can negotiate the exact terms, but only hand over cash once the apartment is empty and she hands you keys (or no keys as long as it's empty) and signs a statement saying she has moved out. Otherwise you have to do an eviction. You should have given her a 60-90 day notice a year ago (assuming her lease was ended), and then gone through the eviction process. She'd probably be out by now.
