I'm sure you've heard already but i wanted to share that the easiest way to track down a mentor is by attending the monthly meetings that are in your area.

Welcome  - check out the MANY live meetings in your area - I am in the KC area and manage a group there - we post the events on the BP calendar.  

Less about cash flow and more about hedging against inflation.I'd love to meet up for coffee some time and talk real estate. 

There is a meet up in Milpitas next week hosted by @Johnson H. 

To boot, this is can be 30 yr fixed.Find a mortgage banker that does this and it might meet your need.

Welcome @Sarah Bojorquez  There is also a helpful FB group entitled Greater Cincinnati Real Estate Investors that is a great place to meet and ask questions of local real estate investors.  

The people who you meet at these meetings are solid and will be able to really give you the basis of what you need to be a successful investor.  

I would then reach out to property owners that meet the criteria and approach them on a lease where you have the right to run a vacation rental.

Real estate is a people game, you have to meet and get to know people and it has to be fairly organic.
