The inspector noted that the bathroom floor is off-level and feels squishy, and recommended immediate remediation (new subfloor, etc).The problem is that the tenant in place just resigned and will be there until next March, so now I'm wondering what I can legally do.

I would like to jump on the "band wagon" with @Angela Hansen.  

There are very good investment opportunities, and I was just there in March visiting with several turnkey operators.  

Closed March 1, have about a week left of work to complete.  

They got their orders in March I'm assuming, that means April is due and needs to be paid in full, according to SRCA.

I do want to point out, in that paragraph at the end we have three parties now:  Investor A, Investor B and Seller - my gosh, this is a train wreck....We have a Seller who sells his property with financing to Investor A.  

Homeaway/VRBO were my primary source for years until March 2015 when it all went downhill with them.

Instead, I suffered with band aid repairs and spent way too much time holding tenants hands.My best suggestion is to get them on a month-to-month lease.
