Basically you are better off leaving units empty than rent to someone that is not at least a decent tenant.We use quickbooks for managing the financials.For tenant maintenance items I am old school and just use a notes to-do app that is shared with my lead handyman (who is leaving me in December: Ugh!).

That's where most of my leads come from.

Doesn't seem like they have taken a huge jump yet, but they are in high demand which can lead to other problems while you are building your team and relationships.

In the wholesaling / off-market business its all about quantity, contacting as many people as possible to get as many leads as possible.
