[What if your Lender googles your name - and finds this thread?]

To all, google is at the top and everyone follows google's instruction.

That goes down if to about 3x if reserves I'm currently holding are added to the denominator. 

He added that the other offer seems better than mine because it is full price.5- He suggested that either I update my offer and resubmit or I can keep the same offer.

I use google drive, google sheets for accounting, and an amazing app called cam scanner to collect receipts and scan other documents that I can upload into google drive.

@Troy Schwamberger you are correct. the 1.2x is a bank standard for lending, even if you are at 1 and not bringing home money, you essentially are making money. your tenants are paying for the house ( adding equity) the bills are all being paid for to run the property, pay insurance and taxes. you also get to depreciate the property and if you do any improvements to the property or repairs that gets deducted or depreciated while adding to the basis of the property, if it is a capitol improvement.

We have since then added our first child to the mix and we are finding out what tired really means.

I find properties that are in good condition but rented under market and gradually rise rents by adding value to tenant with upgrades.

I use direct mail, Google Adwords, Facebook, Linkedin, Craigslist, Bandit signs, and door knocking neighborhoods.

I have met a few investors who have spent cash on properties that they just picked off the list and Google Earth'd it for due diligence (kill yourself if you do this).
