Currently own & manage 1 duplex and a self-storage facility.

I’m trying to get started in the self storage business.

Starting with a single duplex, we’ve been able to build now to a portfolio consisting of two duplexes, a 10 unit commercial building, a mixed use commercial/loft apartment property and a 91 unit self storage facility.

At the moment, we’re working on some larger stuff (self storage, mixed use, apartment building), but we own smaller stuff, as well.

How is it permitted as a storage room?

we convert distressed assets into self storage for passive income and asset growth. 

Purchase price: $14,000 Bought the property from a family of a deceased neighbor. property was a 2/1 converted to a 3/2 with oversized storage in back yard and completely fenced in with 8ft chain-link.Rented to family for first 4 years, and then in the process of rehabbing now for long term rental. contemplating refinancing now due to interest rate. looking into using private money for next deals and reinvest cash flow from this property.

Has a large storage attic and a small detached garage too. 

Then my mind switched back to our primary investments Self Storage.At two of our Self Storage locations we have made Offices which are livable with kitchenette, showers, bathrooms, office, living area if needed. 

Oh, and at my current property, I do charge $50 per month for storage.
