I'm not sure how big of a kitchen it is or how much cabinet space there is, but you can get cabinets fairly cheap and have them installed.

I am being VERY CAREFUL about advertising it since we all must be careful regarding fair lending laws (I won't even go into the Safe Act here).

What I do is ask for a fairly high deductible, which lets me get more "catastrophic" coverage with a lower payment.

If, as Curt stated, during the sales process they are communicating actual numbers they their typical investors achieve in Memphis, then the assumption that costs are being ignored would be inaccurate.

If the rest of the story involves lack of communication and her inability to convince you of her situation so you don't spend the money evicting, then my advice would be to move forward with eviction.

Have MLS access in the lakeland area and can value a property fairly well if it isn't old/different.
