Here is how it would work:- According to the Arizona Condominium Act 80% of the unit holders can choose to dissolve the HOA by vote…which we have- Once dissolved, each unit holder becomes 1/7 owner in common of the complex- We could then vote to sell the entire complex to an affiliated company at market price and in essence force the remaining unit holder to take a bath on price and move (and if he had a mortgage he could still be responsible for the difference in UPB - purchase price!)

The black marker keeps the machine from reading the address makes them handle the mail by hand which seems to get the system updated sooner then the "right" way of doing it.If you choose to use a marker to black out the old mailing address, be sure to also black out the bar code lines at the bottom of the envelope, otherwise that mail might find its way back where yo don't want it!

Everyone does it a little different but to the best of my knowledge it should NOI / Cost making Property #1 a 7.8 Cap and Property #2 would be a 11.5 Cap.Strictly based on the Cap Rate I would certainly choose #2 over #1.
