@Stanley Russell I'd start with self-education through the plethora of free resources online.

Do your research--look for comparable listings in the area online, talk to neighbors, call real estate agents, etc.

Find some listings online and go through the motions of inquiring about them.

@Dhwani Shah Hopefully this is an off market deal because if it was listed it could be sold before we could even finish this discussion online. hahahaIf negotiation can lower the asking price (a little), rents have potential to rise, and deferred maintenance is low it's a home run deal.

Some of the online lenders don't have the best reputation. 

You're either knocking on doors, putting out flyers and signs, making phone calls, connecting with property owners online, or a combination of it all.

Work on lining up a job so that you have a source of income to qualify for a loan.
