Any advice on building a sustainable budget would be appreciated!

We do an inspection before move in and again on move out.

I wonder what policy large apartment buildings have.

Did you have a professional inspection done and have you really gone over it to project what other repairs may be needed in the future?

The 1031 exchange is the huge tax savings move to get some more doors and build up that wealth with equity movement to larger deals! 

My suggestion to any one that are first time real estate investor in fix & flip, or planning to hold property for rentals, is to learn or read, understand about real estate financing first, build your assets and network or partner withsome has completed some projects in fix & flip and has some rental properties with positive cash flow within your immediate area before dving in to any project by youyrself.

We are very good at saving so can prob build it back up fast.

Title issues, seller issues, non-refundable deposits, no inspection period, lending issues, appraisal issues, liens, IRS liens, city liens, no wills, unpaid back taxes, solar liens, and all kinds of other crazy stuff.   

I'm also building an ADU here at our primary that we'll operate as a STR.
