Travelers will say Air BnB is responsible as you have a service agreement with them that's supposed to provide coverage for this.

I liked the location so much I ended up living there for a few months before putting it on Air BnB.

Air filter is $15.

If you're going to follow through with converting from boiler heating to forced air/central AC in every unit that would add a lot more time, along with building out the basement space. 

This actually extends to first time renters as well...it is surprising to me how often people do not understand basic functionality of food disposers and plumbing in general; circuit breakers; GFCI outlets; 110v vs 220v outlets; ceiling fans (pulling air upwards, or pushing it down?)

I just used a line that Home Depot carries called JSI that was a great price for the quality but their delivery time was a little up in the air.

Then you go to get it appraised and you can't get a conventional loan to pay off the hard money loan without plunking down $25K (to pick a number out of the air)  What if you don't have $25K? 

Air BNB is very labor or cost to manage intensive, and takes time to earn good returns.  

If they are too lazy to work and provide for themselves, there is an increased chance they are too lazy to change the air filter, or put trash inside a dumpster, or mop the floors, or obey the law.Everyone has their own experience.
