You get a hands on experience in all major fields you need to master: evaluating and buying a property, finding and interviewing tenants, property maintenance, working with contractors, lending, taxes, landlord tenant law etc..Many of my younger clients will buy another duplex after one year - with a low down owner occupied loan, as opposed to 25% for investors - this allows to grow a portfolio of a few duplexes over a few years quite easily - if you choose to do so.

@Deborah Repaskey if the owners pain point is managing the rental/dealing with tenants, a master lease with an option may be a good path for you.

Tax sales , sub2 , owner financing , land contracts .lease options , master leases Etc.. the point is there’s so much more to this game then doing what most people do :hoarding down payment cash for years till you have a pile of it , calling up a realtor , getting a ginormous loan from the bank ,buying an overpriced property off the MLS and hope and pray the tenants stays so you can get your sleazy 100 bucks in cash flow each month .

I teamed up with a master plumber to start a drain cleaning and repair company, he is the field manager and I do the admin work, scheduling and handle the money, I can have my guys booked out for a month solid if I want.
