You see, contractors have a precise mathematical formula on how they charge, and if you think a contractor’s fee is based on their level of expertise, the scope of the job, cost of materials, and or other factors that would make sense, well then, you’d be totally wrong on any one of those instances.Contractors have their method of pricing, and it’s all about you!

But I'm coming up with a number that is way higher than I deserve for the potential evaluation of my property. here is how I see it in my head and please correct me where I am wrong: properties surrounding the auburn area for 2 bed 1 bath are on average for 950.

Even with "only" 4 units, that's plenty of opportunity to miss out on tax savings or, even worse, have someone do things wrong that could result in fines and penalties if you get audited.

@Luke Farrar sounds like but and hold should be first and maybe you should add flips later.There is a lot less that can go wrong, generally, with a nice safe B class buy and hold that is close to turn key or needs a light value add.
