I am in agreement with @Derek Carroll and @Paul Ortiz I personally play basketball... but I also lift weights, run, swim, and yoga.

We've considered staying there another year or year and a half, but are not sure that paying 2700 a month on a dead weight property is prudent.

There are disclosure requirements that institutional loans typically carry the weight in their origination file but in a Seller Financed file you should be inclined to obtain.  

He's a Canadian doing great things in the US.You will get lots of different advice here but I would put a lot weight to what Roy has to say. 

Is there a category of property managers that only do maintenance and repair, and not leasing, rent collection, evictions, etc?

Ask them what they see expenses running per category per unit.
