When looking in markets where the prices of homes sold is private and not provided , how are you running your comps?  

@Michael Snider-Held we hear stories like this all the time in the LTR market about the national companies.These companies are setup to make money, period, with little oversight from management.So, owners need to make sure they read management contracts and UNDERSTAND what is covered and not covered. 

@Gaya Ben SimonHave you tried to do any marketing for off market properties or look into teaming with wholesalers or others?

I've seen quite a few car washes on the market and they've always been operated/maintained by the owner.

Hi, check out Ohio's real estate market all my clients/investors would agree that investing is Ohio is a great choice that they all made as far as real estate. 

I am based in London, UK, so understand this blog does not have plenty of resources for the UK market.

So, my question here is, what has been the best way to enter the market?

Or is a matter of how desperate the seller is to sell the property .... maybe it has been on the market for more than 60 days, or maybe it had a Contract fall through , and they are just ready to get it sold ?
