I found some good information on the web due to your response and it seems like my concerns about binders is valid.

Carpet in high traffic areas needs to be replaced more often then you would think and the narrative that if the tenant destroys it then you can charge them is much harder then what most people think.

There are some high traffic markets with lots of supply at the low end.

Given an MLS#, I’d like to get an XML document with details about the listing, like address, price and such.I am not an agent.

@Brennan Ross There is not too much on the web dedicated to development and I believe its because the busy nature of the field.
