We will however have a commercial inspection done to verify the building condition.Vacancy rates are extremely low, and from what I gather from others (realtors, residents, and reading the town council minutes), the town does not welcome large commercial apartment complexes, so I'm reasonably confident there would not be a huge influx of apartments in the near future.Overall, considering this is a fourplex (4-2bdrm units), would this cash flow attract you?

Raising the contract price reduces the LTV but if the buyer didn't have the funds verified by the lender that could well be the reason for the POC amount.

All you can do with a business is check for liens, UCC filings, registrations, titles held to real or personal property and liens on them, court filings and notices, review business and contracts for continent liabilities, credit or accounts payables and verify debts, and other due diligence, but no, there is no title insurance.

You'll want to verify any preapprovals, that they required tax returns to submitted, not just W-2's.
