If I have a judgement, I'm sure it is a lot easier to get the process rolling, but curious what route others have taken.It is my understanding that collections agencies take a percentage, anywhere from 20-50%, whereas the attorney may charge an amount in addition to the amount owed; so, if $1000 was owed, the attorney may charge the evicted tenant $1300 and keep the $300.

For the cost of adding a truly level subfloor, you might as well tile over it.IMO, vinyl sheet goods installed with adhesive is the appropriate flooring for a variable subfloor.

But in areas where there is plenty of raw land that can be developed, it shouldn't be pushing a high percentage unless the market is over appreciated.On the flip side, we've been experiencing under appreciation in the Pittsburgh market because the population has not yet returned to pre-1980 levels.

It has only one contingency in it (subject to making a profit before settlement), I also us a Skinny Hybrid offer that has been a great closer for me (it makes the seller a limited partner related to profits).I'd say keep it simple, know your comps, understand you percentage margin for profit, make offers and do it often.
