Initially, my goal was to secure a multifamily property using my VA loan for leverage, focusing on long-term rentals.

Also, I wanted the license to be able to pull my own building permits and do my own projects. 

Each strategy seems to have its pros and cons, and I’m curious what the community thinks.Do fix and flips provide faster returns, or do the long-term benefits of rental income make holding onto properties more appealing?

I have been always doing the paperwork for my tenants till now and never used a realtor.

If you received the proceeds you can't 1031 it... short and simple.   

Completed reno work in 2 months and had all 3 levels rented as midterm.

I do have a couple of LTRs between SFH and duplexes but looking to get into STRs and expanding my current portfolio. 

It's October, and it's time for another Las Vegas update.

I'm in a bit of a unique situation in that I'm a California resident and can only invest in properties all-cash for religious reasons.I'm not able to use leverage/loans, and I know and accept that investing all cash is not common, but thats the way I do it. 

Currently, I'm diving into wholesaling as a way to generate revenue and build up the capital needed to take on my first fix-and-flip project.
