I have a home in Los Angeles (San Fernando Valley) that is a bit of a fixer (80's wallpaper, trashed carpets, wood rot in patio, no upgrades since 1990's) and I'm trying to figure out if it's worth the hassle (and uncertainty) of selling on the open market.

Also going in and cleaning up and upgrading where required What was the outcome?

Our company can pay for the bldg and do upgrades while build up a huge asset.

Our house was built in 1997, we have done several nice upgrades, Large concrete patio, new high quality windows, roof still has 20 years, replaced flooring with pergo and carpet 4 years ago, paint etc...

A couple hundred for your time is fine but some charge way too much.Markups on maintenance just encourage maintenance and make the pm more likely to agree to repairs or upgrades when they aren’t needed.  

Since purchasing we have made some minor cosmetic and logistical upgrades.

People move to upgrade their living situation or relocate.

Ha, yup, brutal honesty is best.Although, both of those sites could use a makeover/upgrade, especially Chandler Reports, it's currently allowing for insecure logins.A part of me wonders if building a similar, smaller tool (more focussed reporting) for next to nothing to use....might be worth it, as it would connect me with many investors.

Due to the number of plugs and spaces available on the panel it would require a panel upgrade as well.
