When I was trying to finance a multi-unit recently, I found that each lending institution has a unique set of internal rules in addition to the federal regulations.  

It has been ruled not suspicious.The charges will now be sorted out by the courts and penalties range from $2,000 to $50,000 for individuals.

These 5 units are split across three individual buildings; two duplexes and one SFR.

The only people that complain about renting and leasing are individuals that do not take them to screen their residents.Flips: First off the TV shows are not real, so I would based your decisions of that.

*Property Tax*Maintenance Risk*Actual Construction Cost - you said paint & carpet that can be very relative*Vacancy*Time back to market post tenant turn---------My answer is no this is not a turnkey rental, again, this based on the true definition of Turnkey - How do you intend on managing it for the individual you plan on selling the note to?

The correct answer depends on your goals and the individual deals.

May be the same as above, but discovering or creating unique opportunities for situations that didn't present itself on traditional or under normal circumstances!

Sure, every broker/realtor has to differentiate themselves somehow, but claiming to have a unique, special, or "first" access to properties isn't accurate.
