The buyer needs to get a loanSo if the property appraises for $100K in the future, it is helpful that the purchase price be at $100K.I have set the purchase price of an option to be a trigger of.....The purchase price of this option shall be the the greater of an appraisal from Wells Fargo Bank dated on or before the expiration of said option or $100,000.00, whichever is greater.You should always have a contract attorney review your docs.

This seller almost sold using a wholesaler so the audit could have triggered somebody having to come up with that "extra" set of transfer tax if they used a "wholesaler friendly" title company.

Im glad that you are prepared, that's excellent, but you need to find a deal first that meets your criteria and then pull the trigger so you can start stress testing your systems with real market data.Also, RE investing can be subjective, everyone as their own bias.

That being said I still think I can outpace private lending by borrowing from bank and then if things do get to high ARM wise I can have an investor buy-out the loan I owe bank and pay them a lower rate.Sorry for rambling I've been working on getting this in place for 2 years now and finally think I am to the point where I'm seriously thinking about pulling the trigger

Most lenders wouldn't approve of the transfer and it would trigger the "due on sale" clause since the ownership was transferred from the name of the person they gave the loan to.
