I'm a homeowner with probably 75,000 in equity. But my credit is bad do to not able to pay my bills and signing a trailer for my dad that we lost. I'm just getting over an injury that had me without pay for 3 months.

I don't think I'm able to refinance so I'm thinking of selling my house to my girlfriend/wife and using about 15,000 to pay off my bills in collections. And try to see if I can buy a house in 6 months.

I know I have a lot to learn but I'm just starting out, so any suggestions will help.  Thanks.
