I came across this community and learned I could BRRRR my 1950s solid though dated 3b/2b SFH, but like most things, I've done it in the wrong order.I’m almost finished reading Green's "BRRRR".

The only thing I can think of is to give him cash after my buyer gives me the green light on the deal and file a memorandum.I'll elect not to do so and stand firm on no money before closing.

Walked away in the green despite double the costs.Lessons learned?

Sometimes they will do green cards etc. but want more down than the 30%.

@Jonathan Greene for context I started with over 400+ zip codes and that was after finding what state and which cities would best fit my goals. so yes, that is narrowing, there is no need to be condescending. 

Still, we’re totally green to rentals and commercial real estate, so we are indeed in unchartered territory with many moving parts and looking for measured advice on how best to navigate these waters and become more informed before diving in.
