Any advice on a couple things would be greatly appreciated.Pre-screening:So the property is a 40 minute drive with no traffic, and much longer if it's rush hour traffic.  

Besides the free way (which it's the beginning of it so it's not like crazy traffic), its in an amazing location.

Not all existing buildings were built to withstand the traffic STR generates.

Del Amo has a traffic influence and for the most part is surrounded by industrial and commercial property which is why the property sold on the lower end for the general area.

The old carpet makes a good drop cloth, kneeling pad and protects the hardwood from dropping a hammer until you get ready to refinish it if that's in the cards and reduces construction traffic on new carpet.Lots of considerations to each job, common sence should prevail and some backward planning needs to be done so you don't put some aspect of the job in front of another making it more difficult

UPS just doesn’t have enough year-round tourism traffic to make STR’s profitable when you compare them to highly profitable student rentals. 

The landing page - is it converting well from other traffic? 

I eventually hope to  drive paid traffic through ppc or Facebook. 

There's enough city stuff in Spokane to get me by (They have ramen, sushi, $20 hamburgers etc if those are musts for anybody), but no traffic, an upward trajectory instead of downward in many ways (crime is down, wage/job growth up, etc), and of course the ID side doesn't have insane government policies that seek to destroy your financial life.
