I could probably list a TON of other benefits to real estate in DFW (I move here from NY and it's like the promise land to me here) but let me provide you two suggestions:@Joe Funari is an active real estate investor and is a real estate agent on the Fort Worth side of town. 

The location is sort of a funky little town.

The house is in a very small town and we have been getting a lot of inquiries but for some reason or another people don't seem to be able to show up when we have the open house.

Try town and country.

I think it is going to be very difficult for you to get a true BRRRR deal being that you are out of town. 

Nice neighbors and children playing outside is not my definition of bad part of town.

The coal mines will be closed in a few years and from what I can tell the rental market is pretty soft and inexpensive right now as people leave a town in transition. 

It's a hot young professional town, so I'm not worried about a ton of damage each turnover.I'm reading Brandon Turner's 'How to Manage Rentals' book and read something interesting.... he described the security deposit as an "incentive to maintain the property".

I'm just getting started in the the realestate field and would like some suggestions for good towns or cities to invest in the state of Michigan.
