We've done about a dozen SFH's for rental and have standardized on just about everything, some examples: Formica counter tops (always the same color/style), the same RTA kitchen cabinets, inexpensive tile (from HD or Lowes) in kitchens, baths and sometimes hallways, NEVER carpet anywhere instead we go with hardwoods or laminate, use the same paint color on all walls and trim, the same replacement windows (when needed),builders/contractors lights (from HD or Lowes) ...the list goes on and on.

You can add a vending machine, laundry facility, customize interior colors different than the apts around you, etc.

I think I've seen a form of this too- the house we contracted in November and close don in January is still listed as active on realtor.com, along with the house we didn't get that closed in December.

For this list we have been doing professionally typed business letters with our company name, put inside a invitation style envelope (off yellow color) and hand wrote the address with red ink, we also added an urgent stamp as well!
