Don't argue with it as arguing is a waste of your time, initiate court proceedings for non payment immediately, gather necessary evidence, set an eviction date...then send her to collections for money owed.....and tighten up your house (electric etc) when vacant. no more BS.I had a headache tenant recently meet my rent court lady at rent court, threatening to rent escrow if I didn't pay him for his supposed bills he incurred as a result of a roof leak (not Niagara falls, more like slowly dripping faucet and only when rain/snow on the roof) the idiot showed my rent court lady a receipt he typed up on his printer for 400 dollars!!

I was thinking that I could use saved cash to make minor repairs (paint, siding, roofing).Heres the twist...I have also spoken to a general contractor about possibly extending the house so that I could get zoned for a small at-home daycare for up to about 5 - 6 children that my girlfriend would be able to run.

I know that almost inevitably they are going to need to be relined or rebuilt, and that it'll cost many thousands of dollars, turning a possible rehab into a pass.However, looking at a house where everything else seems to fall into place, I wonder if anyone's had success with alternate, though less long-lasting, repairs.

Under this contract we are allowed to house up to six people under one roof.

Will have all new windows & doors, commercial flooring, peaked roof, int. done very tastefully, exterior fixed up and new street-side wall installed in place of wooden sliding garage door.It's a tidy studio size for students, local workers, etc.

Roof looked OK as well.

Roof is in need of replacement ($4-5,000) and could use some carpet replacement and made some laminate flooring and misc, paint, cleaning ($2,000) Property should rent for $700-$750 Per month.

Outdoor vinyl siding 4 yrs. old, Needs carpet except Br's roof approx. 15yr old.
