Customer is the only one touching the door from the last time he parked.  

I'd steer clear of Mynd.No evictions, means now is not the time to skimp on Property Management, especially tenant placement.

For now this is based on trust (no contract between me and her) as we are very long time friends and for me is not really about making money at this point as I'm busy regardless, but more of a help to her.

Then just make an addendum that adds them to the lease, upholds them to the same standards of the other tenant, and also makes them equally responsibility for making rent payments on time. 

I am hoping to make a low offer closer to 1 mil due to the time it has been sitting on the market and not paying a buying agent 3% but just using an attorney.

We could take the money and apply some of it towards our personal residence to reduce the time required on the loan but there would still be a sizable amount of loan so it really wouldn't make a huge difference in terms of the length of the loan...not a great idea.  2).

Also on the time of the year.

Let the attorney handle all communication, you take notes and keep copies of all the paperwork, and maybe next time you will be ready to try it on your own.

At some point it's time for a new driveway.
