We added plumbing to the second-floor bathroom, drain tile, new roof, siding and reframed a water damaged bedroom wall.

I'm approaching all my properties as flips with a more generally appealing design aspect so that if I do choose to BRRRR - I don't end up regretting granite countertops, french tiles etc.A good BRRRR is always a good flip.

Connect with local property managers in areas you want to invest in, ask questions about rental performance what they're seeing for repairs and maintenance, and vacancy or concessions, start underwriting properties and try and spot the patterns or look for anomalies.

If you have tiles inside, the tiles will crack.

What Carlos is pointing out is a PATTERN trading investment, as @Marcus Auerbach pointed out.

(If they say they stopped and then did it again it seems like a pattern is forming.)During the eviction process be sure that you give the tenant a receipt when they pay their rent that states your are accepting the money for use and occupancy only. 

;))—Leads—Give your agents zipcodes for getting to know markets... you want the whole area so you can start to notice patterns and where buyers/renters are buying/renting and what they're willing to pay!

In my 32 years of banking/lending, I've not seen many cases where someone is struggling to make payments as a pattern and then all of a suddens start making them again.

Replace with tile… It will last the longest.
