The paint I buy has a 25 year warranty: dirt, grime, grease, scuffs, scratches and dings are NOT normal wear and tear. 

I love dogs but I know they will cause more wear and tear to the house along with any messes they cause.

I ended up getting a quote from one of the more reputable places in pittsburgh and the cost to tear down the one in place and construct the new steel one was $32k.  

Also, as the landlord, when you walk the unit after she is gone you can be the nice person or pick out every little thing that may be considered outside of wear and tear. 

Probably less wear and tear than renting to college students.
