First, it is clear by your career paths, specifically as a teacher,  that you are are well-read, educated, and goal-oriented.  

Keep showing up to master your knowledge and experience for positive investors are inevitably on your path.

My friend and I are interested in buying single/multifamily units together we're both inexperienced but are anxious about getting started on the right path to real estate investing. 

We are looking to follow same path you all are doing.

I started when I was older and could not have done 35 SFRs in 5 years had I gone the path of learning on the job, vs mentors, REIAs, buying training to shorten the process.Good luck.  

I would highly suggest that you start down the path of ownership in addition to or vs. being and agent.One of the greatest attributes to a career in real estate is collecting monthly income from the investments you set up.
