I plan to research more on the MTR space.

Generally with investment properties there's no point spending money that has no return. 

Seems like this would make a great business plan if it was even possible

I also  plan on doing a check in check out sheet similar to that of our long term rental in case any damages they would be liable as well.   

They have to plan in advance for vacation days and to coordinate with everyone. 

We are planning on doing 4 deals about this same size.

The pictures don't work properly so it's hard for the tenant to even figure out what their room would look like.Also, be comfortable spending WAY more on construction costs, etc. than you would if you were rehabbing it yourself.

However, the good news is that there are other planning options available where you don't need a real estate license.
