While this may (or may not...depending on your personal perspective) sound like a lot of property, consider that it has taken us over 11 years to acquire this portfolio and at some point it required us to jump from being 'interested' and to become 'committed' to the process.The purpose of this post is to talk about the difference between being 'interested' vs. being 'committed'.

Many people can sound really experienced and give you a firm handshake for your capital.... distrust anyone who wants your money and doesn't have a fully analyzed deal they are searching to fund.

I had several that contacted me earlier from Puerto Rico wanting to rent sight unseen but this last applicant was the only one that sounded like they would be a good qualifying tenant (retired law enforcement plus a good job lined up here)

That doesn't sound like a bad quote, only way to know is get 2-3 more, make sure they are "equal" scopes, and choose.

It sounds like you are thinking of refinancing but i see no reason for you to do so. 

Sounds like raincity capital is decent. 

@tim millazo It's great you mentioned that first point because I was thinking that staying in the house (6 unit 1 house) would take away a good chunk of what I could be making and you're reasoning is sound...thanks for mentioning that!
