I was thinking that things will probably continue to appreciate and the area will continue to grow and was looking at the investment leaning towards more value increase overtime and not something that's a hardcore cash flowing investment.

If you have a lLC, you should have something otherwise when/if you are sued, you'll go broke in legal fees defending your LLC, even if there is nothing in it.

You could have something make more money in a 3 year horizon but you need your return in 6 or 12 months etc.Do you have an address of the property for a Google street view to see how it is positioned on the road and in the market?

Make sure to ask about including errors and omissions policy, then if something happens like a software malfunction, etc. and you cost the homeowner thousands of dollars, you have insurance to cover that.Safely or Waivo are nice to have as well, they cover damage from a guest including sheets and towels, and I think also thief.
