Can someone explain how to evaluate if a multi family is a deal or not without having access to the historical financial data?

Eventually a tenants financial issues will become a landlords financial issues.

That should solve the problem.I disagree with Jon Holdman in regards to an option tripping a due on sale clause.

In my experience with multi-tenant leases for a single unit, one thing we have verified is that each individual tenant could carry the lease themselves if need be financially.

I do manage the property remotely and only come to town to solve a significant problem that is too much to ask of a co-host.
