The best way to determine the value of a house in a certain location is to compare it to the price of recently-sold similar houses in the immediate area. 

The rent is $2900 and the property was last sold for $460k according to Zillow.

If you are going to use hard money or private money you better know the the terms and who is going to give you the money.
