Either way, if they're not willing to provide rental figures, you could get a written figure from them and make your offer contingent upon that figure being accurate contingent on leases being provided prior to your inspection window.

I contacted my local resource to check on the home last week and he called and said that someone is living there, curtains in the windows and the back fence is repaired and the trees trimmed.

I've never heard of that.Also, I noticed today that there's a sign in the window that says the house is under the management of a certain company, and when it comes for sale, arrangements to see it can be made through any real estate agent.

I just got a grant for 10k to have new Windows put in which is awesome since the Windows were original wood crank outs. but we have to live here for 5 years or pay 20% for each year that we aren't here for whatever reason.Anyway the house is pretty original with the exception of an on suite remodel, newer carpet and hardwood in the kitchen.

If the HOA president sells his lot and ownership of the bulk moves to a new investor, and individual people like myself choose to opt out of "piggybacking," a huge issue could arise: the new investor creates a special assessment on dues and/or sends monthly dues prices through the roof, and we missed our window of opportunity to get out.
