I use QB in my "day job" and it's far more powerful than what you need to self manage a portfolio.

I don't know if it's realistic to expect no listing fee for new tenants, unless you're doing that part yourself via self-list rental platforms.

@Jason MalabuteIf the 401(k) is with her current employer it is likely locked up in that plan.If it is a 401(k) from a previous employer, she could explore rolling it over to a self-directed IRA or Solo 401(k) plan.

If you are self-managing, it's probably more stress and work than it's worth being that far away. 

anyone uses Zillow rental Manager or any other Prop Mgmt software for Self managing OOS or Local Properties?
