Until I sat down with him and he showed me the over 100 houses he did that with during the year, and then it didnt seem so crazy.

BP seems to cut though it to provide valuable insights from folks who have been there, done that.I appreciate any advice community members can provide.

If we accept *and discover no other problems with the property* we will be in for 35k.The returns seem decent still, but I know that this house will probably never be worth more than 35 where it is located, and we would have to do  more work to get it there, so we would have more in the property than its worth.So run away, right?

Seems like a very intriguing way of managing property and benefitting from increase NOI and ultimately property value.I am looking at a 3 family property that needs a ton of work (perhaps $75-100K, although I haven't done a deep dive on pricing yet).

My recommendation would be to get into the local REIA AZREIA.org they are one of the best in the country and you can learn tons and meet seem great contacts.I have looked at some of the 'flips' in scottsdale and in my opinion many of them are Subpar so if you produce a superior product than I would imagine that as long as you can find the right deal you will not have any problems.  

I'm in Los Angeles and stumbled upon 2 run down seemingly uninhabbited houses in a really nice area.

Unfortunately getting a hold of well contractor seems to be tougher than I thought.
