If it comes back strong (and I think markets with strong demand leading up to the shutdown will, as this is unrelated to supply and demand for housing, but I digress and again what will happen is anybody’s guess), there will be a glut of new listings coming on the market at the same time from everyone who was waiting to see what happens suddenly needing to sell before the selling season is over.

Its near Duke university, so I think there will be some seasonal medical workforce movement, grad school students, etc., so it could line up well for mid-term furnished rental.

A few recommendations to add to this thread: - Oil based primer goes on far better than water based primer and covers the previous paint and bare wood more effectively (just make sure to use a separate brush from your water base one and clean it out with paint thinner) - You can apply a water based paint upon oil based primer once it dries without a problem.

About 30% goes to mortgages and 55% goes to maintenance, taxes, utilities (several of my units come with utils which I pay), water, seasonal maintenance, And insurance.As a full time landlord, this bill would not only take away ALL my income, but would leave 55% of my bills remaining.This will be economically devastating to me and many like me.It unconscionable that government would foist responsibility for social services on landlords.

The reason I would like to replace the main stack asap is due to a minor crack that's causing it to leak into the crawl space and I am worried it could get worse and cause issues to the surrounding dry wall and wood.
