I'm holding a performing note in the $50K range at 7.5% interest with 1 year of seasoning and a balloon payment at the end of 15 years.I have no way of knowing the credit score of the home owner.

Credit reports only reflect payment history on borrowed money, not monthly bills like rent, utilities, car insurance, etc..But even though it doesn't report and affect your score, the payment history is very valuable.

You would prefer the guarantor to own the place where they live and have great credit score (not the so-so scores you'll take from a tenant).The recentness of the eviction helps in measuring the risk.
