FHA loans are super upfront and forward and you only have to put 3.5% down so you may be able to find a deal that your 15k will work for. 

do the  breakeven  analysis  .....divide the costs of the additonal points  by the monthly  savings  .....this will give you the number of months  it will take to  recover the  extra  costs ....if you plan to keep the property and the loan  longer than this breakeven period  ( and you have the  extra  cash ) - then you might consider taking the lower rate .....mot of the  time buying  down the rate doesnt  make much  sense  ( unless you have a  change to do it  when rates are  already  super low )

@Jacob Krafka hello :)  I am not seeing anything that is super alarming up here in Boulder County.  

If you want to get super detailed MIleIQ is great, but overall I found it to be an unnecessary amount of work for at best a negligible improvement in your mileage accuracy at the end of the year.

But being super conservative and risk adverse, it wasn't until I found BP and "the Best REI advice ever" podcast that I became confident enough to take the plunge. 

Land prices are super cheap.

I'm not saying its another high priced, super slick, superbly marketed, REI gimmick...I'm just saying...

The tenants have had a harder time messing up this flooring, it really is super durable.

I know some of the newer ones are bi-level or super-expensive condo style, but mine was more of an artist loft. the people upstairs had a nice fancy place with exposed brick inside and a fireplace and they paid more for it. mine was simple, white, clean, and very artist-oriented with separate rooms and windows in between the rooms like little art showrooms.
