I would rather take a loan out of mine and use it for special situational deals that cash flow than to max credit cards.

I don't really want to be a full-time agent but I think it's a pretty valuable card to have in the ol' tool belt.  

If you have credit cards, get one with a small limit and charge a few things and pay them off each month.With your work schedule, I would consider a live in flip if your wife will go along with that.

He can't show any n I dont have receipts but I do kno I used my debit card for alot of the things NEEDED.

There are also payments on credit cards that i used to do the rehab, can the payments on credit cards be counted as expenses, or just the interest? 

I understand the concept of following though I'm not quite sure why someone would choose to follow a "rookie" like myself.

This was after the housing crash and about the time that all the banks were closing people's heloc's and credit card accounts like crazy.

Lesson learned :)I think I've done a pretty good job of keeping my books since acquiring the properties, but I made the mistake of recording expenses as a single entry each time I paid off my Lowe's card.

I feel the nice route/cards have been taken off the table by him unfortunately.
