Hi @Shaq Gordon,I think the best way to navigate a volatile market is not to try an predict the absolute "best" time to buy, but rather, look for opportunities that match your investment criteria and strike when you find it.Timing the market (whether stocks or real estate) is a fools game.

Tough market to break into, especially if you're going for the student rental game. 4-person permits aren't handed out unless there is not another student home within approximately 10 houses, i.e., no more student permits in the good areas.

The mesh is usually rusted to hell and parts pretty easily.If you haven't done a lot of this kind of demo before, I think it's important for you as a DIYer to take it easy as you get into it and don't make it a game to see how large a section you can take off at once.

@Joe Villeneuve again I must say that you're right, now things fell in place after I have some understanding how this game is played and I know for sure that I won't be using more than the DP for my next unit.I will filter deals by positive cash flow per unit and maximize this value as much as I can.as I said before, I do long distance investing as prices are at peak where I live, I keep an eye on the market value nowadays especially due to covid-19.
