You will be surprised that most buyer will pay more than you think and most sellers will sell for less than you think.If you assign the contract you could be losing out on thousands of dollars as well as tarnishing your reputation if you assign a crumby buyer to a seller who thought you were going to handle all the work.

It only take one bad deal to ruin a reputation. 

But do try to find local reputable REI clubs and network there.

I would try and first start mentoring with a reputable professional.

Each market has a way of doing things- I highly recommend working with someone in your market who has a good reputation.
