It's short, feels incomplete, and instead of "Landlord" and "Tenant" it uses "Us / We" and "You" as if I'm trying to give this lease to a 6 year old (maybe just a personal preference but I don't like how it reads) They sent me the template and asked for $250 (saying it's a reduced rate).

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.I'm  of the philosophy that showings are where you see your tenant on their best behavior.

Her employer is likely compensating her for driving due to work, not to and from work - thus if you decided to include this on her income, make sure you add something to her monthly liabilities as well when you run a budget for her as she will be presumably spending more on fuel / vehicle maintenance as well.

Check your lease for co-tenancy clause or language similar that will let you reduce rents, remove guarantees etc. if a certain percentage of the center goes dark or an anchor plus out.
