Lot sizes, setbacks, electrical, gas connection, and most of all getting the zoning changed would be difficult since most counties/cities don't like MHPs.

With an owner occupancy requirement I typically try to ensure the buyers mtg contributions (PITI/water) at or below market rent so you are not in the red when you move.

I have seen it done but its not an easy thing and its also not likely you are in the correct zoning and that your structure will pass all the code laws in effect.  

I do an inspection six months later and see the walls are dark red with grey trim, black, bright pink, and poorly done.

This is a hyper-local question, likely dictated by local zoning laws.You'd need to ask the zoning officials in the municipality where the property is located.
