My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight. 

@Joel MoraThis is the area of real estate where most of it lies, which is in the gray area (unlike every guru telling you it’s black and white).

My view is that I can get a higher return by parking that cash in real estate as opposed to having some fund manager get me marginal returns on my savings.Appreciate any thoughts or comments.

Explain it is more expensive than you thought to own the house (real estate tax reassessment, etc) and you want to escrow for making future improvements.

I am new to real estate.

We're in real estate and will cross paths again eventually, doesn't seem to make any sense to burn a bridge. 

It's an older book, published in the 60's I believe but I read "how I turned $1000 into a million in real estate in my spare time" by Bill Nickerson years ago and got a tremendous amount out of it.
